Claude Skills & AI Agents
We build custom Claude Projects and AI agents tailored to your firm's specific workflows, from lease abstraction bots to deal screening assistants.
Most commercial real estate teams know AI matters. Few know where it fits. I show you the exact points in your deal process where hours disappear, then build AI into the tools you already use. I run the same systems on my own retail center.
Everyday work across acquisitions, leasing, asset management and marketing. I help your team build these.
You don't need an AI strategy to start. You need to see which parts of your deal process are repetitive reading, retyping and chasing. That's where AI pays off first.
Waiting on brokers, scanning listings, building owner lists by hand.
Owners in your submarkets ranked by likely-seller signals, refreshed every month.
An analyst reads every OM to find out most deals were never a fit.
Every OM checked against your buy box with a one-page memo before anyone opens it.
Retyping rent rolls and T-12s into your model and hunting for errors.
Clean, standardized data dropped into your model with risks already flagged.
Days spent building investment packages, IC memos and investor decks.
Packages and a private deal site drafted straight from your underwriting.
Deals and broker follow-ups slipping through the cracks of an inbox.
Every deal logged and every follow-up drafted, so nothing goes quiet.
Free Claude skills, online tools and checklists you can use on your next deal this week.

Book a discovery callFour ways AI shows up in a commercial real estate firm. Most teams start with one and add the rest over time.
We build custom Claude Projects and AI agents tailored to your firm's specific workflows, from lease abstraction bots to deal screening assistants.
Automate the review, extraction, and analysis of leases, PSAs, loan docs, and more. Cut hours of manual review down to minutes.
Connect your CRE tools, like CoStar, Yardi, Salesforce and Excel, with AI-powered automations that eliminate repetitive tasks and reduce errors.
Not sure where to start? We audit your current workflows and build a prioritized AI adoption roadmap so you invest in what actually moves the needle.
An AI agent is AI that can work through a series of steps on its own: read the email, open the attachment, pull the numbers, check them against your rules and report back.
You set the rules. It does the repetitive work your team does today by hand.
Example agentThis is an example of a custom CRE inbox agent.
New email from broker: Maple Grove Plaza OM
Opened 10-page OM and rent roll
Pulled 14 tenants, NOI and asking price
Checked against your buy box: fits 5 of 6
Flagged: 41% of rent rolls in 24 months
Generated pro forma and deal analysis for your review
Memo sent to you. Your call.
Example agent with illustrative data, not a real property
A few more examples of agents we can build around your team's work.
A broker emails an OM.
Opens the attachment, pulls the numbers, checks them against your buy box and logs the deal.
A one-page memo in your inbox before you have read the email.
A lease, amendment or estoppel lands in the deal folder.
Reads every page and pulls rent, escalations, options, CAM terms, co-tenancy and exclusives.
A clean abstract and every critical date on your calendar.
Every month, for each target submarket.
Finds properties that fit your criteria, identifies owners and scores how likely each is to sell.
A ranked call list with the reason each owner is on it.
A deal goes under contract.
Builds the checklist, tracks what has come in, reads each document and flags gaps or red flags.
A daily status report and nothing slipping past the deadline.
A deal hits a milestone or month-end.
Pulls the latest numbers and notes, then drafts the investor update in your voice.
A ready-to-send draft for your review, not a blank page.
Every week, across your portfolio.
Scans news and filings for closures, bankruptcies and expansions tied to your tenants.
An early warning on tenant risk before it shows up in the rent roll.
Agents draft and flag. Anything that goes to a broker, seller or investor waits for your approval.
Set up on business-tier AI accounts and your own systems, configured so your deal data is not used for model training.
Your inbox, deal folders, Excel models and CRM. No new software for your team to learn.
Three ways to work together. Most teams start with the audit.
We find where your team loses the most time and rank what to fix first.
We build the AI for your biggest time drain and get it running with your team.
We keep it working, improve it and add new workflows as you grow.
Works alongside your CRM, Excel models, inbox and data providers. Nothing gets ripped out.
I started Layer One Media in 2001 with $30,000 and grew it into an agency with offices in Milwaukee and Chicago, leading digital and technology work for companies like Kohler, Nintendo, Four Seasons Hotels, Johnson Controls and Northwestern Mutual.
I own and operate a 15-unit, 30,000 SF retail center in the Milwaukee area, and I'm actively acquiring more retail centers alongside investors. Running and buying centers is where these tools come from. I built a suite of my own, like ScoreOM, to keep up with my own deal flow, and quickly saw that the whole industry is in the middle of a tool transformation.
Now I help funds and owners set up the same systems, so their teams spend time on the deals worth winning.
Commercial real estate has always been a business built on knowledge, relationships, experience, and human intuition. AI doesn't change that. In fact, I believe it makes those qualities even more valuable.
The real opportunity with AI isn't replacing the people who make our deals happen. It's buying us back time for the parts of this business we got into it for: walking properties, working the phones with owners and brokers, reading a market before it moves, negotiating the deal and making the call.
I work with commercial real estate companies to identify practical ways to integrate AI into their operations, from back-office automation and data analysis to custom tools that improve productivity, streamline workflows, and help teams operate more effectively.
My philosophy is simpleTechnology should make good real estate professionals better, not replace what makes them good.
As AI continues to evolve, having the right tools and processes won't be a competitive advantage for long. It will become table stakes. The companies that embrace these capabilities thoughtfully will be better positioned to compete, grow, and spend more of their time on the human side of the business, where real value is created.
We learn about your team, tools, and biggest workflow pain points.
We map out exactly what we'll build, the timeline, and investment.
We build, test, and deploy, with your team involved the whole way.
We train your team and make sure everything sticks long after we're done.
Tell me about your team and where deals slow down. You'll hear back within two business days to set up a discovery call.
Two kinds of free tools from my own workflow: web tools you can use right away in your browser, and AI plugins and skills you add to Claude or ChatGPT. Each comes with plain instructions.
Ready to use in your browser, with no AI account or setup needed.
Screen deals faster before you spend underwriting time.
Upload an offering memorandum and in about a minute get the key financials pulled out, risks flagged and a 100-point deal score. A fast first-pass screen before you underwrite.
Try it at scoreom.com →Make listings stand out and get buyers to the property faster.
OM Viva turns any commercial real estate offering memorandum into a property video that flies in from the city, highlights the parcel, and calls out tenants, traffic counts, nearby national retail and demographics.
Add these to Claude or ChatGPT and your AI knows how to do CRE work the way an experienced operator would.
Free AI skills, plugins and prompts for commercial real estate. Built and used on real retail deal flow. Works with Claude, and with ChatGPT as a prompt.
Drop in an OM, rent roll and financials. It builds a complete deal folder for you: extracted data, a 100-point score with a verdict, the financials, owner research, a diligence checklist and an Excel rent roll by year with live formulas.
